An ambitious mixed-use development presented the opportunity for Dyer to create a mini city within the city of Moscow along the river and Zvenigorodskaya highway. The team has investigated the urban location as it was destined to be on of the primary sights along one of the busiest avenues of the capitol. Moving from the ground datum of the retail podium, the towers slowly rise and create a rational system in contrast with the fluid form of the podium.

The structure of the towers is conceived as a stack of equivalent, economically efficient floor slabs that remain in an orthogonal grid. The retail mix will offer large furniture and electronics anchors, a supermarket, retail gallery with small and medium size units and a rich offer for entertainment and leisure units. The main entrance to the shopping mall is pulled back from the busy road crossing, which allows the formation of a city square. The metro exit is opening onto the square providing an even greater pedestrian flow into the shopping mall.
