This landmark mixed-use project was won through an invited international competition. Situated on an extensive brownfield site adjacent to an urban park, it creates a new retail and leisure destination for Voronezh – a large city in south-west Russia. It is located close to the business district and also provides the city with high quality corporate facilities.

The complex consists of four key elements: an iconic ‘pebble’ and low-rise podium; two stand-alone office towers; and a hotel. Excellent connectivity between the different functions creates an integrated, user-friendly design. All parts are linked by underground car park.

The pebble sets a food court, ice rink, spa and fitness suite on public display in the heart of the retail element. A feature-glazed canopy provides views out to the cityscape and back into the mall. The layered interior is experienced as a dynamic sequence of interlinked spaces. The podium has a mix of local and international retail and incorporates a supermarket, six MSUs, cinema and bowling.

The cluster of towers provides a landmark urban presence centred on a new corporate plaza. There are links from the 4* 150-bed hotel to both office towers, the spa and to a large exhibition and banquet facility in the podium.
