Dyer was requested to develop the concept design for a luxury residential apartment building in the heart of Moscow. Located in the Smolenskaya district, the urban environment features the usual internal courtyard layout of the inner city blocks. The proposed seven-storey building has no street elevations therefore while developing the design approach it had to be taken into consideration.

The massing has been broken down to follow the unregular depth of the former storage building; a careful arrangement of set-backs and cantilevers that capture more space internally whilst offering visual privacy to the balconies terraces above. The material palette is a controlled composition of panelled limestone and terracotta and glass framed by dark aluminium sections, echoed inside with limestone floors and bright walls framed by shadow lines. All of the 26 apartments are mostly dual aspect; several triple, meaning there’s no shortage of space and light.
