A 167,000-sqm residential led project for Tashir Investment Company in Pushkin Square, central Moscow will deliver 47,000-sqm new homes as well as a 144-bed hotel, 15,000-sqm office area, 33,000-sqm shopping centre, and approximately 30,000-sqm underground car park.

A dense, inner city urban block is the location of our proposed new design, which will utilise most of the internal courtyard space to achieve the best value for the new development. The project makes a specific response to its context on each of its edges. It has limited direct street exposure. Only the hotel building will feature with a full-scale classical façade on the opposite side to Pushkin Square.

The development is based on a layered system where from bottom to the top, a car park is followed by shopping centre and street retail, then offices and apartments on the very top, making the most of natural daylight.

Although the internal courtyard is currently filled up with old storage sheds and various industrial buildings, we found two classical buildings worth saving. Keeping the external envelopes we propose to redevelop these buildings with brand new internal layout and vertical circulation but restoring the beauty of the original facades. A new set of open public spaces, mini gardens and roof terraces tie together the proposed and existing buildings, making the composition stand in harmony with the existing environment while also raising the quality of the overall city block.
