A MATERIAL COUNTERPOINT TO MOSCOW CITY
As well as basing the philosophy on the work of Malevich, we feel that there should be a material difference in the style and architectural character of the facades of the new building. To create uniqueness, and a contrast to the glazed facades of the current Moscow City towers, we propose to use a more fundamental architectural style inspired by the classic American tower architecture from the early 20th Century.
General description
Examples such as the Chrysler Building, the Empire State Building and the Rockefeller Centre are used as the base inspiration for the design and articulation of the Malevich Towers. We have also borrowed some of the architectural techniques utilised in the Stalin buildi ngs in Moscow. In particular, the verticality of the Ministry of Foreign Affairs at Smolenskaya has inspired us to create a particular vertical emphasis to the towers. It is important that this development, albeit lower than the neighbouring Moscow City, does not appear secondary in its presence within Moscow. The slenderness, and the composition of the individual towers will give the impression of a new city within a city that will provide the perfect counterpoint to the existing scale of the surrounding buildings.
Parking
Parking is located over three underground levels and six above ground semi-open levels. Major plant and services distribution for the building is located mainly on the basement levels.
Retail, Restaurants, and Commodities
Retail is located on the ground floor. The retail units are arranged around a spectacular courtyard linking the office main atrium with the hotel recessed deep into the site and protected from the busy roads surrounding the development. Public transport links are via Moscow City. Retail parking is provided on three levels flanking the retail area. Goods are delivered through the goods loading bay for the supermarket and distributed via back-of-house corridors and elevators.
Offices
50 office floors are divided into low, mid and high-rise groups. The floors are serviced by two main cores providing fourteen passenger decker lifts with destination hall call system. Access is via the lobby on ground floor Goods lifts provide service access from basement level for loading. The 21m wide floor plate is column free with a clear height of 3.00m. The raised floor zone for power and data is 150mm nominally. Structural soft spots allow the creation of double height spaces for meeting rooms, reception spaces and internal circulation stairs. The space-planning grid is 1.5m. This grid is also used for the facade. The cladding system is an internally ventilated. The offices are designed for a population density of 10m2 per person. Toilet provisions are provided to UK standard.
Hotel
The hotel extends from level L1 to L26. It is accessed via lifts from the L-1 lobby and drop-off area. The double height lobby offers grandiose entrance with visual connection to the piazza populated with fine restaurants.. Here check-in and typical hotel facilities are provided. The lobby floor contain a restaurant, bar and function room facility. Four passenger lifts take hotel guests from the lobby to the guest room floors.. Daylight is used as key element to allow orientation in the hotel corridors. Each floor contains staff room. Typical hotel rooms are 35-40m2. Larger suits are located at the top floors.
Apartments
There are max 50 apartment floors in the three residential towers.. Access to the apartments from a dedicated lobby and drop-off on L1 and car parking levels L3 to L6 with direct access to the private floors. Large items of furniture can be delivered via the goods lift located in each tower. A large number of different unit configurations are possible. Soft spots allow the creation of multi height living spaces. The cladding system has been designed to provide natural ventilation through opening vents and high solar performance to reduce the need for blinds and maximise views out. The clear floor height is 3.2m around the perimeter for the living spaces. Kitchen, bathrooms and corridor zones have a nominal clear height of 2.75m. The layout of wet areas is guided by the location of risers, which can be accessed from landlord areas, however variations in unit layout may limit this access. The apartments are fitted with a floating screed to achieve acoustic separation between the units.
