We aim to design outstanding shopping centres considering the characteristics and existing landscape conditions, in order to enable the client to create the best tenant mix with international and local clients and to manage the centre not only as a shopping mall, but also as a destination.

This brand new shopping mall development of 192.000sqm GBA is located in strategically ideal location next to the MKAD bordered by Veshnyaki-Lyubertsy main route and Новоухтомское шоссе. The site boosts absolute prime accessibility, which from retail perspective is a match made in heaven. Not only, our building will be highly visible from all sides, but the natural ease of accessing it will only encourage people to visit, even if shopping wasn’t their prime goal for the day.

The carefully selected design approach for the facades had to also induce this feeling. In addition to this, the building design had to be creative, energetic, dynamic, exciting and aesthetically pleasing.  In particular, the architectural treatment of the entrances, common areas, mall, cinema, food court, restaurants and entertainment spaces are of crucial importance.  These spaces are developed to be highly attractive in both functional and visual terms. The main concept for the exteriors was based on the striking appearance of folded surfaces based on origami principles. This feature roof becomes the adhesive force to unite the usual retail volumes of boring boxes.

Another key feature of this development is something, which started off as a clear disadvantage of our site conditions. An existing water reservoir would have only complicated the construction techniques, however we decided to turn this disadvantage around and since we have a unique opportunity we exploited the possibility of celebrating this water surface by locating our shopping mall closer to Novoukhtomskoye sh. шоallowing the small lake to breathe freely  and generate additional interest to our development. Utilizing the significant drop in site levels we created a unique water side development with restaurants and cafes accessing the water level via wooden decks. A footpath running around the lake is extended towards the green space next to the MKAD which is now will provide a family friendly outside space for recreation and various activities.
