Barvikha

The practice designed a masterplan followed by a concept design for the reinvention of a thin and stretched site in Barvikha – one of the wealthiest neighbourhoods of Moscow. The unique site conditions required careful planning to create a luxury living environment even though the site was bordered by a  busy road, Rublevo-Uspenskoe Shocce and the local rail-line on the opposite side of the site.

Combining sculpted volumes of residential blocks with state-of-the-art entrance lobbies and bridge connections, the residential segment of the elongated building mass plays a dominant role. A retail offer for local residents, fitness and leisure facilities, and serviced rentable offices are also essential for ensuring the project’s strong character and variety. The 240 apartment complex is arranged as a chain of nine interconnected volumes along Rublevo-Uspenskoe Shocce. Towards the main road crossing, the residential blocks turn inwards and allow a commercial component to take centre-stage and frame the entrance views from the streets.

The design concept reflects the purity of simple rectangular block shapes with character of the rich timber effect cladding materials utilized for the exterior envelope: the residential elevations are more perforated, clad with timber effect trespa panels in a specific colour pattern, while the bridge connections are fully glazed, shaded by vertical brise-soleil.

The majority of the 240 apartments are single-storey, available in three sizes. Larger apartments are placed on the upper floors and will be featured as prime penthouses. Each ground-floor apartment has its own raised terrace, achieving the required privacy from street level.
