When designing housing, Dyer start by contesting accepted norms, along with studying the relevant Russian regulations and mixing innovation and experience to deliver new models of housing for the 21st century. This results in architecture of the highest quality that is also cost effective and highly desirable at a European standard.

The 8C project works on two levels, performing as part of a new city development, cutting through the urban tissue with a new major road; and at the same time a chorus of buildings setting its own distinctive tone. Linked masonry-clad volumes capture continuously changing segments of a raised courtyard. Interconnecting bridging volumes – raised to allow glimpsed into the more private courtyard zones – span above each of the four double tower units.

Over 2000 new apartments are planned for this high-density development. With more than 200.000 sqm of gross building area this project will be one of the top developments in central Moscow. For delivering the best solution for such a high-density scheme on a 3.13 ha site area, the design team spent weeks to optimise the building massing. Hundreds of studies were prepared to analyse the best layout in accordance with the local regulations. The final result features four groups of towers, all celebrating dedicated courtyard space. Vertical and horizontal circulation space will be located at the facades facing the planned new major road development, reducing the noise impact it generates.

The sculptural stepped blocks create a composition with rhythm. A harmonious massing where every element is defined and its place naturally determined.
