169 Euston Road is a 24.000 sq ft office building built speculatively on a land locked site adjacent to the Euston Road directly opposite to Euston mainline railway station. The building was designed to deliver maximum area of lettable Category A office space possible. In order to maximise the number of floors, within the overall building height dictated by the planners, structural steel ‘slimfloor’ construction was adopted. The engineers worked closely to full co-ordinate the structure and services in the minimum zone possible whilst not compromising the flexibility demanded by the speculative office market The height of the building was determined from the adjacent building cornice and parapet heights.

The principle elevation was designed to harmonise with the rhythm of the adjacent buildings on Euston Road. The office accommodation is disposed over six floors and a basement level. The building achieves 85% efficiency. Obtaining planning permission for this project required delicate negotiations with the Camden Council planning department because the building was located adjacent to Grade 2 listed Society of Friends (Quackers) garden.
