Located along one of the busiest avenues of Moscow, Volgogradskiy prospekt, our 23 ha site spreads across the site of the former Moskvich factory. It includes a 10.3 ha zone with more than 400.000 sqm shopping and entertainment centre, additional commercial areas including offices of 90.000 sqm and finally a large residential high-rise development of 328.000 sqm with additional kindergartens and primary school with sport facilities.

Dyer’s aim was to create iconic buildings, which will proudly add further richness to the Moscow skyline, and be the future landmarks of this area under grand rehabilitation.  The residential towers are stepped to create a graceful building massing while creating framed views of the internal main street from both ends. The tower heights vary from 150m to 75m.

The flat mix was developed according to the latest market requirements, including two and three bed apartments. Also as a result of careful planning we reduced the impact of dense residential living by allowing only maximum six apartments per floor to be accessed from one vertical core. Also another key decision to reduce the feeling of dense urban environment was to allow large green areas to interlink the residential blocks creating a continuous, protected park zone for the benefit of local residents.
